Rental Criteria:
Our screening process consist of the following: a search of public records, credit, character, employment and rental history. Submitting an online rental application does NOT guarantee an agreement to rent. All application must be approved by Superior Rental Properties LLC.
A. Rental History:
There shall be a pattern of satisfactory payment history for the past 36 months. Negative rental history such as a broken lease or rental agreement, prior evictions, lawsuits for damage to rental property, NSF check, outstanding balances, including payment agreements and/or judgments can disqualify you.
B. Credit:
We require a credit score of 750 or above. Any judgements from previous rental or management companies, bankruptcy, pending lawsuits or returned checks that are in collections due to non-payment are a few examples of negative credit that will impact our decision.
C. Income:
The total household income must be 3 times the monthly applicable rent. All applicants will be required to show written proof of income. Applicants must be currently employed for at least one year or show a pattern of dependable work history. If you have another legal source of income such as retirement, pension or are self-employed written documentation must be submitted along with your Binder Deposit.
D. Criminal Background Check:
The rental application may be declined if the applicant has been charged with, convicted of, and/or accepted a guilty plea or no contest pleas, in the last 6 years of any type of crime that would threatens the safety or well-being of other residents or the property. This includes, but is not limited to assault, drug, property damages, sex, theft, or weapons related charges.
E. Security Deposit:
A standard deposit is a minimum of 1.5 times the rental price.
The rate may increase if the applicant does not meet all rental requirements outlined above.
F. Emotional Support Animals & Service Animals:
Security deposit and monthly rent fees are waived upon receipt of appropriate paperwork for ESAs and Service Animals.
Additional Information:
1. Applications are processed in the order in which they are received online.
2. The application fee must be paid before a credit /background check begins.
3. The Non-refundable Application Fee is $99.00 for the applicants and $30.00 for each Co-applicants. All occupants age 18 or older must be on the Lease.
4. Two pieces of ID are required for all applicants. One must be a valid Driver's License or government issued State ID.
5. Proof of Income is required for all applicants (copies of the last 4 pay stubs)
6. A Binder Deposit is required at the time your application is submitted for processing. This deposit should be equal to security/indemnification deposit. You may pay this via check.
7. If your application is denied, the Binder deposit will be returned to you within 24 hours.
8. Once your application has been approved, you will have 24 hours to withdrawn your application or you will forfeit the entire Binder deposit given.
9. Depending upon the information obtained during the credit/background check, the applicant(s) may be required to either pay a higher security deposit, issued a shorter lease period and/or asked to provide a qualified cosigner.
10. Pets/ Pet Deposit: Not all properties accept pets. However, where allowed, all Pets must be approved by Management. The fee may vary depending on the property. The details will be outlined in your lease and the Pet Agreement. Any unauthorized pets will be considered a breach of your lease.
